How Repairs are Priced & Scheduled
We evaluate each repair based on scope, access, condition, and overall responsibility. Labor pricing is confirmed before work begins.Materials are billed separately.

Single-Item Repairs - Starting at $150 (labor)
For one small, clearly defined issue with straightforward access and no added complications.
Common examples include replacing a light fixture, swapping an existing outlet or switch, installing a ceiling fan on an existing support, replacing an interior door handle, or correcting a minor interior door adjustment.
If the repair is clean and contained, this is typically where we start.
Standard Home Repairs
This is where most projects fall.
Repairs that involve disassembly, multiple components, or troubleshooting — but remain contained to one system. Common examples include toilet rebuilds, faucet or shower valve repairs, garbage disposal replacement, interior door replacement or re-hang, bathroom exhaust fan replacement, and similar mechanical repairs.
In most cases, we can review details and confirm labor pricing quickly before scheduling.
Expanded Repairs
When scope grows or multiple trades are involved, responsibility increases.
These projects may include layered damage, installing proper venting for a bathroom fan, opening walls or ceilings, combining electrical and carpentry work, or repairs involving both mechanical and finish restoration.
We typically review photos or conduct an on-site evaluation before finalizing pricing.
Larger Projects & Remodel Work
Structural repairs or multi-day projects require a written estimate after evaluation.
Materials Policy
Materials are billed separately from labor.
Customers may provide their own materials.
If we supply materials, they are billed at cost plus handling and coordination.
Client-supplied parts may carry limited or no warranty on the part itself. Failure of client-supplied parts is not covered under our labor or materials warranty.
We provide a 1-year warranty on labor and on parts supplied by us.

For smaller, clearly defined repairs, select a Single-Item Repair Visit.
For most mechanical or multi-step repairs, select Standard Home Repair and include photos so we can confirm scope before finalizing labor pricing.
If your project involves multiple trades or larger structural work, select the Expanded Repair or Estimate option and we’ll guide you from there.
